Why Your Renovation Budget Shouldn’t be Based on Hope

You know when someone starts talking about a renovation and the numbers get a little too dreamy? Like, the kitchen will cost this much, the house will be worth that much more, the bathroom will “basically pay for itself,” and the backyard makeover is definitely going to make buyers obsessed someday. Well, okay, sure, that would be lovely. But homes don’t always reward spending in the way people think they will.

You see here, when you watch home renovation shows or even YouTube content, people say they “invested,” which sounds like they’re going to get that money back. Like, you spend 10k and here’s this idea that you’ll get double or triple back. But it really doesn’t work like that. And yeah, renovating can be worth it. Of course, it can. 

But spending money on a house and adding value to a house aren’t always the same thing, and that’s the bit people can get a little too optimistic about.

That Dream Kitchen Still Has to Make Sense for the House

So, it’s best to just start off right here because some renovations look amazing, but they’re too much for the property. That’s the awkward part. A luxury kitchen in a modest home can feel nice to live with, sure, but it doesn’t automatically mean the market is going to hand all that money back later.

Oh, actually, it’s the same with imported tiles, custom cabinetry, expensive stone, fancy appliances, and the kind of lighting setup that looks great in photos but costs more than anyone wants to admit. It might make the home nicer, and if the owner is staying for years, fair enough. But if the whole point is resale value, then the spend needs to match the home, the street, and what buyers in that area actually care about.

Don’t Let Online Renovation Content Mess with Your Budget

Which was just mentioned, but should be brought up again here. It’s fine to watch, but the problem is that online makeovers don’t always show the full cost. They don’t always show the boring repairs underneath, the trades, the delays, the permit costs, the delivery fees, or the part where one small change turns into five other things needing to be fixed. 

So if the budget is based on what looked achievable in a before-and-after video, yeah, that needs a second look.

Just Know What the Property is Worth It

Well, before pouring money into a major renovation, it helps to know the property’s current position. Well, the current value here, so you’ll need to look into a property valuation from a professional. You’re especially going to need this if the renovation is tied to selling, refinancing, borrowing, or deciding how much money is actually sensible to put into the home. 

Some Upgrades are for Living

As in, you shouldn’t be expecting a profit from it, an ROI, because if this is your actual home, you should be enjoying these changes, not thinking about the future homebuyer. Besides, what if this is your forever home?
