Renting out a property takes a lot of work to do correctly. It’s important to remember that, as a landlord, you have a duty to care for the residents living in your home. Structural Repairs
As a landlord, you must deal with structural damage to your property unless caused by the tenants or as a result of negligence on the part of an expert. Over time, buildings will naturally begin to degrade, which can happen to everything from your walls, doors, windows, and roof, among other things. It would help if you tried to identify any of these things that might need repairing before you let to your new tenants, as it will be much easier to get things fixed when nobody is currently living there, especially if the damage is extensive.

Tend To The Garden
A lovely garden area can be a crucial feature of why a tenant will choose your property over another one. Even if you are leaving the garden as a fairly basic space, you’ll want to ensure that it is free of any rubbish and is at least kept tidy. Spend some time tearing up any weeds and repairing things like slabs and decking as broken walkways can be a significant health hazard for which you will be held responsible. If you want to improve the quality of life for your tenants, you could hire a professional gardener or landscaper to improve the garden too. 

Conduct Safety Checks
You should also conduct a number of essential safety checks before allowing new tenants to live in your property. This includes everything from plumbing work and electrician work. An engineer or a plumber will have to come out and fix any issues you might be having with the water or the heating. These problems are your responsibility, and it’s necessary for your tenants to have access to safe water and heating. You’ll also want to find an electrician based in Essex, such as those from Trade Facilities Services, to conduct tests on your appliances and check for any problems with your property’s wiring. Faulty electrics are a huge health and safety hazard and must be dealt with as soon as possible. Furnish The Property
This isn’t always necessary, but if you advertise your property as fully or partially furnished, you’ll need to know precisely what you need to include to meet the requirements. Furnishing a rental property is no simple task, but it can be very well worth it as, usually, an unfurnished property is going to be much cheaper to rent. If you ensure your property is fully furnished, then you’ll be able to make a much higher profit, and your tenants are going to have a much better quality of life, too, without having to worry about furnishing the property themselves.
